Understanding the Building Inspection Stages

Trusted Home Inspections follows a systematic approach, conducting inspections at four crucial building stages:

1. Pre-Pour Slab

At this stage, we ensure that the construction aligns with the relevant documentation, such as slab engineering. Our inspectors meticulously check that the work complies with the Building Code of Australia (BCA) and AS 2870, Standards and Tolerances 2015. This involves a thorough examination of the slab’s preparation, ensuring it meets the required standards.

2. Frame Stage

During the frame stage, our focus is on verifying that the frame has been erected to a satisfactory standard, adhering to the BCA and AS 1684.2. Our inspectors examine various aspects, including the straightness of walls, window installations, structural load points, roof truss alignments, and overall workmanship quality. This stage is crucial to guaranteeing the structural integrity of the property.

3. Pre-Plaster Stage

The pre-plaster inspection is a critical step to ensure that the building is ready for plastering. Our inspectors evaluate multiple components, aiming to identify any flawed workmanship or damage that needs correction before being concealed by plaster. This includes a comprehensive review of the building’s readiness for the next phase of construction.

4. Fix Stage

Once the internal fixing is complete and the building has been plastered, the fix stage inspection becomes paramount. Our inspectors thoroughly examine the installation of doors, architraves, skirting boards, internal cladding, built-in shelves, and various fixtures like basins, baths, laundry troughs, sinks, joinery, and cupboards. This stage ensures that all elements are securely in place, meeting the highest standards of quality.

Conclusion

Investing in a new construction property is a significant undertaking, and ensuring that each stage meets the prescribed standards is crucial. At Trusted Home Inspections, our commitment is to provide our clients with the peace of mind that comes with knowing their property is constructed with excellence in mind. Our detailed reports serve as a valuable tool for decision-making, allowing our clients to move forward confidently with their investment or homeownership journey. Trust us to safeguard your interests and guarantee the integrity of your new construction property.
