How Long does a Property Inspection take?

Embarking on the journey of buying or selling a home is an exciting yet intricate process. Among the crucial steps in this endeavour is the home inspection—a comprehensive examination that sheds light on the property’s condition and potential issues. If you find yourself wondering, “How long does a home inspection take?” you’re not alone. The duration of a home inspection is a common concern for both buyers and sellers, and the answer is not a one-size-fits-all scenario.

In this blog post, we’ll delve into the factors that influence the duration of a home inspection, demystifying the process for you. From the size of the property to the specific type of inspection required, various elements come into play. Generally ranging from a swift 45 minutes to a more extensive 3 hours, the timeframe hinges on the intricacies of the property, the prevalence of defects, and the accessibility of inspection zones. So, let’s embark on a journey to unravel the mysteries behind the ticking clock of a home inspection and gain insights into why each property’s unique characteristics can impact the time spent in scrutinising its every nook and cranny.

What do we look for during an inspection?

Property inspections are intricate processes that involve a thorough examination of various aspects, each contingent upon the specific type of inspection being conducted. The scope and focus of the assessment dictate the criteria we meticulously evaluate, employing different reporting methods tailored to the nature of the inspection.

For a comprehensive Building and Pest Inspection, our expert eyes scour the property for an array of issues, categorising findings into Major, Minor, Safety Hazards, and Timber Pest related concerns. This methodical approach allows us to provide a nuanced report that not only identifies potential problems but also prioritises them based on their severity. From structural integrity to potential pest infestations, this inspection aims to equip property stakeholders with a holistic understanding of the building’s condition.

On the other hand, a New Construction Build Inspection demands a distinct set of criteria. Our focus here extends beyond identifying existing issues; we scrutinise the construction process itself. Adhering to Australian Standards, we meticulously assess compliance, ensuring that every facet of the building aligns with the documented building contract. This involves a keen eye for detail to spot non-compliant issues, areas of poor quality or standards, and any deviations from the agreed-upon construction plans. By doing so, we help guarantee that the newly constructed property not only meets regulatory standards but also aligns with the client’s expectations as outlined in the building contract.

In essence, our property inspections are not only about identifying problems but also about tailoring our approach to the specific needs of the property and the purpose of the inspection. Whether it’s uncovering hidden pest issues or ensuring a new build aligns with rigorous standards, our team is dedicated to providing insightful, detailed reports that empower clients to make informed decisions about their real estate investments.

Can home owners attend the inspection?

Curiosity and concern often accompany the process of a property inspection, and as a homeowner, you might be wondering if your presence is not only allowed but welcomed. The answer is a resounding yes! We actively encourage homeowners to attend the property inspection, transforming it into a collaborative and informative experience.

Your property is a significant investment, and we believe that your firsthand understanding of its condition is invaluable. Attending the inspection allows you to witness our thorough assessment, gaining insights into any potential issues or positive aspects of your home. Feel free to accompany our inspectors as they navigate through every nook and cranny, explaining their observations along the way.

However, we recommend saving your questions for the end of the inspection. Why? Because we want to ensure our inspectors have the undivided attention necessary to focus on the task at hand. Distractions during the inspection process can compromise the quality of our assessment. By holding your inquiries until the inspection is complete, you help guarantee that our team maintains full concentration on evaluating your property, ensuring a comprehensive and accurate report.

Your involvement in the inspection process is not only welcomed but encouraged. It’s an opportunity for you to actively engage with the condition of your home and gain a deeper understanding of the findings. So, feel free to join us on this journey, ask questions at the right time, and empower yourself with the knowledge needed to make informed decisions about your property.
